Bank Lelong Property in Malaysia: How Each Bank Runs Its Auctions

Key Takeaways

  • Each bank publishes its own list, in its own format: PDFs by region at CIMB, a search page at Hong Leong, PDF lists at AmBank, OCBC and Standard Chartered.
  • The security decides the route, not the bank. A titled property is charged and sold under a High Court or land office order; a property without its own title is usually sold by the bank's auctioneer under a loan agreement cum assignment (LACA).
  • Court and land office auctions follow the National Land Code: 10% of the reserve to bid, balance within 120 days, no extension. In LACA auctions banks state 90 or 120 days.
  • Not every bank property is a lelong. Public Bank sells its Properties for Sale list by written offer, and RHB sells group-owned properties by tender.
  • Most lots need several rounds: 10.7% of first auctions sell in BidNest's records, 55.1% from round five on.

Why do bank lelong lists look so different?

A bank auctions a property when the borrower defaults (see why banks auction properties). The formats differ by lender, but there are only three auction routes, and the route sets the deposit, the deadline and who runs the sale.

Charge or assignment: which route is it?

Route When it applies Who orders the sale Payment terms
High Court Charged property under a registry title The High Court (National Land Code s.256); bank lists send these lots to the judiciary's e-Lelong portal 10% of the reserve to bid; balance within 120 days, no extension (s.257)
Land Office Charged property under a land office title The Land Administrator, after an enquiry (s.260 and s.263) The same 10% and 120-day rule
LACA No individual or strata title yet; the purchaser's rights are assigned to the bank The bank itself, through a appointed auctioneer Set by the Conditions of Sale; banks state 90 or 120 days

Charged property. The bank serves a default notice giving at least one month to remedy the breach (s.254), then applies for an order for sale, which sets the reserve at the estimated market value. If nobody bids at or above it, the lot returns at the same or a new reserve (s.259): the source of the cuts in auction rounds explained.

Assigned property (LACA). UOB's standard Loan Agreement cum Assignment lets the bank sell "by public auction or private treaty" on terms it decides, and bid itself. Two points for bidders:

  • Consent is the buyer's job. An AmBank auctioneer's Proclamation says developer or authority consent is the successful bidder's responsibility; OCBC's terms add that if consent fails, the sale is void and the money is refunded without interest.
  • An assigned property can still go to court. AmBank's November 2026 High Court e-Lelong list names assignors and court execution numbers.

Auction, tender or offer: is every bank property a lelong?

No. Only the first of these is a lelong:

  1. Auction: a reserve price, a deposit on the day, the highest bid wins, sold as is where is.
  2. Tender: RHB, for example, ran a tender for six group-owned properties from 10 to 27 July 2026.
  3. Offer list: Public Bank's list (as at 12 October 2026) takes written offers first come, first served, allows viewings with a day's notice, and says the bank may consider a loan for eligible buyers.

How does a bank auction work, step by step?

  1. Find the lot on the bank's list or BidNest page; note the round and reserve.
  2. Get the Proclamation of Sale and Conditions of Sale from the auctioneer or the bank's solicitor, as CIMB and Hong Leong advise. See how to read a Proclamation of Sale.
  3. Inspect from outside and run searches: a title search at the land office, and ask the developer or management about consent and any Bumiputera restriction.
  4. Check financing before you bid, as CIMB and Hong Leong both suggest. See how to get a loan for a lelong property.
  5. Prepare the deposit and documents: 10% of the reserve by bank draft at Hong Leong; 10% (5% for a Bumiputera unit) or the Proclamation's amount at Standard Chartered. Bring your IC; Standard Chartered's checklist asks a company for its M&A, Forms 24, 44 and 49 and a board resolution.
  6. On the day, arrive 30 minutes early (Hong Leong), or for online auctions register at least one working day before (AmBank's auctioneer).
  7. After the hammer, pay any top-up due on a bid above the reserve (Hong Leong's FAQ), then the balance within 90 or 120 days. Estimate the cash with the auction cost calculator.

What do BidNest's records show?

BidNest's market report, built from 9,763 resolved auctions between July 2025 and October 2026, shows a 40% clearance rate, rising from 10.7% at the first auction to 55.1% from the fifth round on, as each unsold round cuts the reserve by about 10%. 51.1% of winning bids equal the reserve. Over the last 12 months of sold prices, the median lot sold for RM433,750, a median 1.9% above reserve.

Frequently Asked Questions

Which banks sell lelong property in Malaysia?

Lenders whose auction lots BidNest tracks include Maybank, CIMB, Public Bank, RHB, Hong Leong, AmBank, UOB, OCBC, Bank Rakyat and LPPSA, grouped on BidNest by bank.

What is a LACA auction?

LACA means loan agreement cum assignment, used when the property has no individual or strata title yet. The bank holds the purchaser's rights by assignment instead of a registered charge, so it sells through a appointed auctioneer without a court order, on the terms in the Conditions of Sale.

How much deposit do I need for a bank auction?

Usually 10% of the reserve price, which the National Land Code requires for court and land office auctions. For LACA auctions the Proclamation sets the amount; Standard Chartered, for example, asks 5% for a Bumiputera unit.

How long do I have to pay the balance?

Court and land office auctions: 120 days with no extension, and the deposit is forfeited if you miss it. LACA auctions: the Conditions of Sale decide, and CIMB, Hong Leong and Standard Chartered state 90 or 120 days.

Can I view a bank lelong property before the auction?

Usually only from outside: CIMB and Hong Leong tell bidders to inspect externally, and lots are sold as is where is. Public Bank's Properties for Sale list, sold by written offer, allows viewings by appointment.

Can the bank cancel an auction?

Yes. CIMB, Hong Leong and OCBC all reserve the right to withdraw a listed property at any time without notice. Confirm with the auctioneer shortly before the date.
