Frequently asked questions
- How do I calculate the monthly home loan instalment in Malaysia?
- Use the annuity formula: P × r ÷ (1 − (1 + r)^−n), where P is the loan, r the monthly rate and n the number of months. A RM540,000 loan at 4% over 30 years comes to about RM2,578 a month.
- How much can I borrow for a house in Malaysia?
- Banks commonly lend up to 90% for a first or second house. Bank Negara Malaysia limits the third and later housing loans to 70% of the value. The amount you actually get depends on your income and existing debts, measured by your debt service ratio.
- What is the longest home loan tenure in Malaysia?
- Many banks offer up to 35 years, ending around age 65 to 70. The exact limit depends on the bank and on your age when you apply.
- Does a longer tenure save money?
- It lowers the monthly instalment but raises the total interest, because you pay interest for longer. Compare both figures above before you choose.
- Can I get a home loan for a bank auction property?
- Yes, but arrange it before you bid. The balance is usually due within 90 to 120 days of the auction, and a late payment can forfeit your deposit. Banks value the property themselves, so the loan may be based on the valuation rather than your bid.
