Frequently asked questions
- What are the RPGT rates in Malaysia in 2026?
- Malaysian citizens and permanent residents pay 30% within 3 years, 20% in the 4th year, 15% in the 5th year and 0% after that. Non-citizens pay 30% up to the 5th year and 10% after. Companies incorporated in Malaysia pay 30%, 20%, 15% and then 10%.
- How is RPGT calculated?
- Take the selling price, subtract the purchase price and allowed costs to get the gain. Individuals then deduct RM10,000 or 10% of the gain, whichever is greater, and pay the rate on the rest. Selling at RM800,000 after buying at RM600,000 with RM30,000 of costs in the 4th year comes to RM30,600.
- Do I pay RPGT after 5 years?
- Malaysian citizens and permanent residents pay 0% from the 6th year. Non-citizens and companies still pay 10%.
- What costs can I deduct from the gain?
- Costs of buying and selling, such as stamp duty, legal fees and agent fees, and spending that adds to the value of the property, such as a renovation that improves it. Keep receipts, since LHDN can ask for them.
- Is there an exemption on my own home?
- A Malaysian citizen or permanent resident can claim a once-in-a-lifetime exemption on the gain from one private residence, under section 8 of the Act. This calculator does not apply it, so ask your tax agent if it fits.
- Does RPGT apply if I resell a bank auction property?
- Yes, in the same way as any other property. Your purchase price is the price you paid at the auction, so a quick resale within 3 years is taxed at the highest rate. Count this before planning a flip.
