Cukai Tanah Negeri Sembilan (Quit Rent): How to Check, Pay and Which Land Office
Key Takeaways
- Negeri Sembilan quit rent (cukai tanah) is checked and paid on the state's e-PTGNS portal. The search page needs no login, only a title or account number, lot details or an IC number.
- The state stopped printing and posting bills from 2024. Not receiving one does not excuse payment.
- Pay before 31 May. A 5% late penalty follows, and a title left unpaid can move to a Notis 6A demand and then forfeiture.
- FPX payment carries a service charge of RM0.50 (personal account) or RM1.00 (business account). Land office revenue counters also take payment.
- Auction buyers should look up the title number from the Proclamation of Sale before bidding, and update their details once the title is theirs.
This guide covers only what is specific to Negeri Sembilan. For how quit rent works nationally, read our main cukai tanah guide. Channels, charges and addresses can change, so confirm on the official site before paying. We last checked these details on 4 November 2026.
Why are there no printed bills any more?
The Seremban District and Land Office put it plainly: no land tax bills from 2024. You check and print your bill on e-PTGNS instead. The Menteri Besar said in 2024 that owners must still pay even if no letter or notice reaches them.
The replacement is CukaiDEN, a state service that sends notifications and e-bills by email and WhatsApp. You sign up through the QR code on the land office banners. Never pay through a link from someone you do not know: type the e-PTGNS address yourself.
How do you check cukai tanah in Negeri Sembilan?
- Open e.ptgns.ns.gov.my and choose Bayaran Cukai Tanah.
- Read the terms and press Setuju dan Teruskan.
- Pick a search route below and fill in the captcha.
- Check the amount shown, and print the bill if you need a copy.
| Search route | What you need |
|---|---|
| No. Hakmilik / No. Akaun | The number on your bill (portal samples: 050102GN000003, 067001000001) |
| Cukai Tanah | District, mukim/bandar/pekan, title type, title number |
| Cukai Petak / Strata | The same, plus building, floor and parcel numbers |
| Lot | District, mukim/bandar/pekan, lot code, lot number |
| No Pengenalan | IC number |
Choose the mukim or bandar written on the title, not the housing estate's name.
How do you pay?
- e-PTGNS: FPX, 24 hours a day. The portal terms require you to print the receipt as proof.
- N9Pay app: listed by the state land office alongside e-PTGNS.
- Revenue counters: any District and Land Office in the state, says the Port Dickson 2026 notice. Counters and e-PTGNS kiosks take debit and credit cards.
Portal payments are final: excess land tax is credited to next year, not refunded. Payments above RM30,000 can go through a corporate account by B2B, which lapses without confirmation in 5 days. Counter cheques must be RM250 or more, payable to "Bendahari Negeri, Negeri Sembilan".
Postal and money orders ended on 1 February 2021, although some older FAQ pages still list them. Those pages also list council and post office counters, so call before you go.
Which land office handles your title?
The portal's list places Nilai, Mantin, Labu, Lenggeng, Senawang and Bandar Sri Sendayan under Seremban district, and Bahau under Jempol.

For online payment problems, the state land office lists 06-765 9831 and cukaiptgns@ns.gov.my.
Seremban collects the most: Utusan Malaysia reported RM73.23 million in 2021, about 51% of the state total, with roughly 70% of the district's 305,716 titles paid.
Port Dickson's notice also reminds owners that cukai tanah is not cukai taksiran. Assessment tax is a separate bill, covered in our cukai pintu guide.
What happens if you miss 31 May?
Under the National Land Code, rent falls due on 1 January and goes into arrears on 1 June. The Gemas land office FAQ puts the penalty at 5% after 31 May, rounded to the nearest ringgit. A Jempol land office infographic sets out what follows:
- Reminder letter: 14 days.
- Notis 6A, the notice of demand: 3 months.
- Notis 8A, the forfeiture notice, published in the gazette.
This is enforced. Sinar Harian reported in June 2023 that 122 titles in Kuala Pilah had been forfeited since 2021, with 68 more in process. Former owners or heirs may apply to get land back under State Director Circular 4/2023, and appeals have a 3-month limit under sections 134 and 418 of the Code.
Land with a subdivided building is different: section 96A sends non-payment action to the Strata Titles Act 1985, as our strata title guide explains.
What does this mean for an auction buyer?
BidNest lists Negeri Sembilan auction property with a first-auction price of RM400,000 or more, plus discounted later rounds. The BidNest market report records a 31.1% clearance rate in the state, and each unsold round usually lowers the reserve by about 10%. A lot that passes through several rounds can keep building arrears, so in Seremban, Bandar Sri Sendayan or Port Dickson alike:
- Look it up before bidding. Take the title and lot numbers from the Proclamation of Sale and search e-PTGNS. You do not need the owner's IC.
- Read who bears the arrears. The Edge reported in 2019 that some proclamations pay quit rent and assessment arrears up to the sale date from the purchase money, but terms vary. Add anything left to you to the auction cost calculator.
- Run an official search. The Code requires service of a Notis 6A to be noted on the register title until the sum is paid in full. e-PTGNS offers Carian Rasmi after registration. If you see a note, ask the bank and your lawyer: a chargee may pay under section 98, but do not assume it has.
- Keep receipts. The Gemas registration unit's list for consent to transfer includes a copy of the current year's tax receipt.
- Update the record after you win. No bill will arrive by post, so sign up for CukaiDEN, make sure the land office holds your name and phone number, and set a reminder before each 31 May.

Frequently Asked Questions
How do I check cukai tanah in Negeri Sembilan?
Go to e.ptgns.ns.gov.my, choose Bayaran Cukai Tanah and accept the terms. Then search by title or account number, title details, lot or IC number; the page needs a captcha but no login.
What is the late penalty for cukai tanah in Negeri Sembilan?
The Gemas land office FAQ states 5% after 31 May, rounded to the nearest ringgit, and the state director also cited 5% in 2024. Check e-PTGNS for the exact sum on your title.
Can I pay quit rent in instalments?
Not for the current year. Land office FAQs say instalments apply only to arrears, by applying with Borang PTGNS.BAC at the district land office where the land sits.
Why is my cukai tanah higher than last year or than my neighbour's?
The Jelebu land office FAQ gives two reasons: rent reviews, which it says happen every 10 years, and a title's status being raised from mukim to pekan or bandar. Your district land office can check your title's status.
Who pays quit rent arrears on an auction property?
It depends on the Proclamation of Sale for that lot, and some pay arrears up to the sale date from the purchase money. Read the conditions, check the amount on e-PTGNS and have your lawyer confirm before you bid.
